2009 Year end Remarks
What an exciting year for us here at Swain Realty selling over 2100 acres of farmland, a record year selling over $7 million in farm land alone. You know just when the reports were coming our about a 10% decrease in Iowa Land Values, we ended the year with 2 land auctions that I would consider record highs again. It looks to me like this land market is just not going to break unless interest rates increase dramatically or cash rents go down, and that is just not happening yet. We have some good land sales scheduled for March, but it looks to me like the amount of land coming on the market will be slim after that. I really believe that land is still a very good investment, especially for investors that have cash and are not very highly leveraged. As a seller, there has never been a time that your land would bring more than now.....
2010 Remarks....Looking ahead.....
As I have always said in the past "The time to buy land is when you can handle it." I don't see the price falling very fast when you still have record profits on the land and many investors who do not have faith in the stock market, or the low CD rates.
We are currenlty looking at several parcels of land for auction in the spring. If you have land to sell, give us a call for a no obligation market analysis. Just remember to sell your land by auction to bring the buyers to the table and get a fair market value for your property. You will be happy with our services......
